About the Firm

Future Unlimited Law PC represents community development entities (CDEs), investors, lenders, developers and public housing authorities in New Markets Tax Credit, Historic Tax Credit, Low-Income Housing Tax Credit and HUD mixed-finance transactions (Section 202 and HOPE VI) nationwide.

The Firm represents clients in mixed-use and commercial real estate and business development financed with New Markets Tax Credits in combination with other public and private sources of funds, including Historic Tax Credits, HUD Section 108 funds, CDBG, HOME, and other federal, state and local incentives. The Firm is responsible for negotiating and drafting and/or reviewing transaction documents, structuring the transactions, due diligence review, review of financial projections, facilitating closings and issuing legal and tax opinions. We assist clients in evaluating the potential benefits and uses of the NMTC, and in accessing the credits. We assist clients in the formation and certification of CDEs, the review and preparation of NMTC allocation applications and ongoing compliance.

The Firm represents clients in Historic Tax Credit and Low Income Housing Tax Credit transactions and LIHTC financing combined with HUD HOPE VI or Section 202 capital advance and project rental assistance for housing for the very low-income elderly. The Firm assists clients in the negotiation of other sources of financing including HOME, CDBG, FHLB, Washington Housing Trust Fund, tax-exempt bonds, state and local grants and loans, and conventional commercial financing. We assist clients in structuring transactions, formation of entities, federal income tax exemption applications, federal income tax issues, HUD mixed-finance regulatory matters, the negotiation, drafting and/or review of transaction documents, due diligence review, closing coordination, and the issuance or negotiation of legal opinions.
